PROPERTY INFO |
Before you start thinking about the price of your home you want to gather as much info as possible.
Make a list of recent improvements, upgrades, big services, etc.
The more information you can provide for potential Buyers the better.
Don’t try to lie or cover up “issues”. If a Buyer discovered you knew of issues, but they weren’t disclosed, you could have legal issues in your future.
HIRE A PRO |
Interview Agents in your area to find the one that will fit your needs, wants, & will work for you.
Your Agent should know and understand comps in your area to help you better price your home.
Did you know For Sale By Owner (FSBO) properties typically sell for about 25-35% less than Sellers working with an Agent?
SET THE PRICE |
Once you’ve reviewed comps in the area and gathered info on your property with your Agent; it’s time to set a price.
Be realistic with the price and compare prices of what other homes in your area have sold for and how long they were on the market.
The goal here is to be as unbiased as possible. The memories to you and your family are priceless, but for a potential Buyer, those memories do not add value.
CLEAN & DE-CLUTTER |
Be sure the property is clean & clutter is gone before showings or pictures.
Toys, laundry, & personal items should be out of sight.
PROFESSIONAL PICTURES |
Many Sellers try and cut cost by doing their own pictures via their iPhone, but I recommend not doing this.
Do your research and find a local photographer who understands lighting, angles, and set-ups to best showcase your home and it’s awesome features.
Your Agent can most likely recommend local photographers as well.
STAGING YOUR HOME |
Simple steps to staging is to style the dining table, stage outdoor living, cater to the season, and depersonalize.
Schedule times with your Agent for showings to take place when you’re not home.
The goal is for a potential Buyer to easily visualize and see themselves in the property.
REVIEWING OFFERS |
Your Agent should present and review all offers with you.
You can accept, counter, reject, or ignore any offer.
Once you counter an offer, the previous offer is considered “dead”.
Your Agent should help guide you in the negotiation process at this point as well.
Everything is negotiable; price, contingencies, schedules/deadlines, closing cost, etc.
ACCEPTING THE OFFER |
Before accepting an offer, read the fine print (multiple times).
Be sure all inclusions, exclusions, dates, contingencies, etc. are correct.
FINAL WALK THROUGH |
Before it’s all said and done you should do one last walk-through to be sure the home is cleaned, repairs were completed, and you aren’t leaving anything behind.
CLOSING DAY |
It’s the light at the end of the tunnel and it’s Closing Day.
Sign all final paperwork and pay closing costs (if applicable).
Hand over the keys to the new Owners and walk away with a smile!
